01Neighbourhoods
Where families live
Almost all of Ahmedabad's expats live in the modern west of the city, along and around the S.G. Highway. Each area has its own prices and character. The right choice depends on where you work (on the SG Highway or in GIFT City), your children's school run, and how central you want to be.

02Housing Market
What rent costs in 2026
If you are coming from Mumbai or Bengaluru, the news is good.
Ahmedabad gives you space and quality for a fraction of the price. A premium furnished 3BHK (a three-bedroom flat) in a gated society costs ₹1.5 to 3 lakh a month in Mumbai and roughly ₹45,000 to 95,000 here. You also get more floor space, easy parking and lower running costs.
| Area | 3BHK / Month | 4BHK / Month | What You Get |
|---|---|---|---|
| Prahlad Nagar | ₹55k to 95k | ₹95k to 1.8L | Modern high-rises around the central garden, hotels and dining walkable |
| Bodakdev | ₹55k to 1L | ₹1L to 2L | The prestige address, luxury towers on the SG Highway business spine |
| Satellite | ₹40k to 80k | ₹80k to 1.4L | Central, fully serviced, mix of older and newer buildings |
| Thaltej | ₹45k to 85k | ₹85k to 1.6L | Newer gated towers with metro and SG Highway access |
| Vastrapur | ₹45k to 85k | ₹85k to 1.5L | Lake-side living, schools and malls; lake-facing units cost more |
| Bopal / South Bopal | ₹30k to 50k | ₹55k to 1.1L | Best value, large townships, top schools, villas available |
| Shilaj / Ambli | ₹50k to 1L | ₹1L to 2.5L | Newer luxury villa-and-tower belt west of SG Highway |

- Rent, Furnished 3BHK Gated₹45k to 95k
- Monthly Groceries (family)₹14k to 22k
One off, before you move in: the deposit, two to three months' rent, ₹90k to 2.9L at this rent.
Indicative figures from this guide. Your IKAN consultant confirms rents and fees before you act on them.
- Security deposit: 2 to 3 months (standard) up to 4 to 6 months for fully-furnished luxury units, fully refundable at the end of the term
- Rent Agreement: The standard tenure is an 11-month Rent Agreement in the form of a Leave and License (the standard Indian lease), deliberately kept under 12 months to avoid compulsory registration; renewed annually
- Vegetarian-only preference: Many owners are staunch vegetarians and are often reluctant to rent to meat-eating tenants, which reduces the available inventory. IKAN identifies owners comfortable with your household upfront so your shortlist stays realistic
- Annual escalation: Typically 5 to 10% per renewal cycle (commonly 10% in the premium segment), negotiable on corporate Leave & License agreements, which IKAN handles end-to-end
- Registration: Not required for an 11-month agreement; it is signed on e-stamp paper, the government's electronic stamp paper (a small fixed stamp duty applies; your IKAN consultant confirms the current amount)
- Brokerage: Typically one month's rent. IKAN's home-search service manages all broker negotiations and viewings
- Furnishing: Most premium apartments are semi-furnished (modular kitchen, wardrobes, fans, sometimes ACs); fully furnished options carry a 10 to 25% premium
- Maintenance: Often included in the quoted rent and paid by the landlord to the society office, though some societies bill it separately on top: confirm what your rent covers before signing. Society maintenance typically runs ₹3,000 to 8,000/month
- Tax withholding (TDS): As a tenant you may be required to deduct tax at source where monthly rent exceeds ₹50,000, do consult a tax professional, or let your employer/relocation vendor handle it
- Documentation: Passport, Visa, FRRO and PAN. IKAN helps negotiate and prepare your Rent Agreement.
- Foreign nationals: The landlord must file Form C on the e-FRRO portal reporting your stay, and your registered Rent Agreement supports FRRO registration. IKAN manages all compliance
- GIFT City effect: Finance-sector demand is lifting rents in Gandhinagar, Chandkheda and the northern corridor
- SG Highway & west: Steady 10 to 20% appreciation in Shilaj, Ambli and Sindhu Bhavan Road over 24 months
- Riverfront & metro: Phase 2 metro and riverfront expansion are reshaping premiums around well-connected addresses
- New supply: Premium launches by Adani Realty, Godrej, Shivalik and Goyal across the western suburbs
- Best value segment: South Bopal and Shela offer the strongest space-per-rupee, large 3 to 4BHK township stock at 30 to 40% lower than comparable Bodakdev rents, the sweet spot for families
- Rental yields: Gross yields run a healthy 3.5 to 4.5% in west-city gated towers, higher than Mumbai or Bengaluru, keeping investor-owners flexible on tenant profile and tenure
- Corporate & NRI leasing: GIFT City and pharma and auto multinationals (MNCs) have deepened the long-lease furnished market; NRI landlords (Indians who live abroad) near Sindhu Bhavan Road often prefer reliable corporate tenants and negotiate readily
- Softening pockets: Older Satellite and Vastrapur walk-up stock is flat-to-soft as tenants move to newer Thaltej and Shilaj towers, so tenants can bargain hard on older buildings
- Ready vs under-construction: Ready-to-move gated inventory is tight in Bodakdev and Prahlad Nagar; a wave of Shela, Shilaj and Tragad completions through 2026-27 should ease the squeeze and cap rent rises
- Negotiation window: Best deals land April-June (pre-monsoon lull) and outside the Navratri/Diwali moving rush, when owners hold firm on asking rents
